By accessing or using the Rouchelli website at rouchelli.com (the “Site”), you agree to be bound by these Terms and Conditions and our Privacy Policy. The Rouchelli brand (“Rouchelli”, “we”, “us”) is operated by Ferdasco Studio, a company registered in the Netherlands under Chamber of Commerce (KvK) number 65806301, with its registered office at Stationsstraat 18, 7261 AD Ruurlo, the Netherlands. If you do not agree to these terms, please do not use the Site. Rouchelli reserves the right to modify these terms at any time. Your continued use of the Site following any modification constitutes acceptance of the revised terms.
You may use the Site solely for lawful purposes and in accordance with these Terms. You agree not to use the Site in any manner that could damage, disable, overburden, or impair it, or interfere with any other party's use of the Site. You must not attempt to gain unauthorised access to any portion of the Site or any system or network connected to it. The content on this Site is for general information only and is subject to change without notice.
Rouchelli is an independent villa curator and introduction service. We search Italy for homes worth staying in, share what we know about them, and connect you directly with the owner or their representative. We are not a travel agency or a booking office, and we are not a party to your stay. We do not own, rent out, or manage any of the villas featured on the Site, and we do not act as an agent handling your booking. Where a stay goes ahead, we may receive a commission from the owner; you never pay Rouchelli a fee to enquire or to book.
Any booking, rental agreement, and payment is made directly between you and the villa owner (or their representative) and is governed by the owner's own terms. Rouchelli is not a party to that agreement, does not take bookings, and does not collect, hold, or process any deposit, balance, or other payment for your stay. The deposit, the payment schedule, and what a confirmed booking requires are set by the owner and confirmed with you directly. Availability and prices shown on the Site are provided in good faith and are confirmed by the owner at the time of booking.
Because your booking and payment are made directly with the villa owner, any cancellation, refund, or change of dates is governed by the owner's own terms, agreed with you at the time of booking. Rouchelli does not hold your funds and cannot issue refunds. We are glad to help you reach the owner if your plans change, but the outcome rests with their policy. We strongly recommend that all guests purchase comprehensive travel insurance that includes cancellation cover.
All content on this Site, including text, photographs, graphics, logos, and software, is the property of Ferdasco Studio (operating as Rouchelli) or its content suppliers and is protected by Dutch and international intellectual property laws. You may not reproduce, distribute, or otherwise exploit any content from this Site without our prior written consent. Limited personal, non-commercial use is permitted provided that all copyright and other proprietary notices are retained.
The Site and its content are provided on an “as is” and “as available” basis without warranties of any kind, either express or implied. Rouchelli does not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components. Villa descriptions, photographs, and availability information are provided in good faith but are subject to change and are confirmed by the owner at the time of booking. Rouchelli accepts no liability for any inaccuracy in villa listings, nor for the condition, availability, or conduct of any villa, owner, or third party you are introduced to. Your stay is a matter between you and the owner.
To the fullest extent permitted by applicable law, Rouchelli shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of, or inability to use, this Site or our introduction service. As Rouchelli is not a party to your booking and receives no payment from you, we are not liable for the rental agreement, your stay, or any act or omission of a villa owner or other third party. Nothing in these terms limits or excludes our liability for fraud, death, or personal injury caused by our negligence.
These Terms and Conditions are governed by and construed in accordance with the laws of the Netherlands. Any dispute arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the competent courts of the Netherlands, without prejudice to any mandatory consumer protection rights you may have under the law of your country of habitual residence.
