By accessing or using the Rouchelli website at rouchelli.com (the “Site”), you agree to be bound by these Terms and Conditions and our Privacy Policy. If you do not agree to these terms, please do not use the Site. Rouchelli Villas S.r.l. (“Rouchelli”) reserves the right to modify these terms at any time. Your continued use of the Site following any modification constitutes acceptance of the revised terms.
You may use the Site solely for lawful purposes and in accordance with these Terms. You agree not to use the Site in any manner that could damage, disable, overburden, or impair it, or interfere with any other party's use of the Site. You must not attempt to gain unauthorised access to any portion of the Site or any system or network connected to it. The content on this Site is for general information only and is subject to change without notice.
All bookings made through Rouchelli are subject to availability and confirmation. A booking is only confirmed upon receipt of a signed booking form and the required deposit. The deposit amount is specified in your individual booking quotation, and is typically 30% of the total rental price. The balance is due eight weeks prior to your arrival date unless otherwise stated in your booking confirmation. Rouchelli acts as agent for the villa owner in respect of each booking and the contract for the rental of the villa is between you and the owner.
Cancellation requests must be submitted in writing to your Rouchelli advisor. The following cancellation policy applies in all standard bookings unless otherwise stated in your booking confirmation:
We strongly recommend that all guests purchase comprehensive travel insurance that includes cancellation cover.
All content on this Site — including text, photographs, graphics, logos, and software — is the property of Rouchelli Villas S.r.l. or its content suppliers and is protected by Italian and international intellectual property laws. You may not reproduce, distribute, or otherwise exploit any content from this Site without our prior written consent. Limited personal, non-commercial use is permitted provided that all copyright and other proprietary notices are retained.
The Site and its content are provided on an “as is” and “as available” basis without warranties of any kind, either express or implied. Rouchelli does not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components. Villa descriptions, photographs, and availability information are provided in good faith but are subject to change. Rouchelli accepts no liability for any inaccuracy in villa listings.
To the fullest extent permitted by applicable law, Rouchelli shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of — or inability to use — this Site or our services. Our total aggregate liability in connection with any booking shall not exceed the total amount paid by you for that specific booking. Nothing in these terms limits or excludes our liability for fraud, death, or personal injury caused by our negligence.
These Terms and Conditions are governed by and construed in accordance with the laws of Italy. Any dispute arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Milan, Italy, without prejudice to any mandatory consumer protection rights you may have under the law of your country of habitual residence.
